The year-to-date number of showings on my Google calendar was 397, each an opportunity to assist clients in their property searches. Of these, I wrote 132 offers, demonstrating a strategic and focused approach, as this represents about 33.25% of the total showings.
One hundred twenty-one were accepted, which is 91.67%, highlighting the effectiveness of my negotiation and understanding of the market dynamics. Despite the competitive nature of Real Estate, only nine offers, or roughly 6.82% of those written, were rejected.
Looking back at this year, it's worth noting that many deals didn't close because sometimes buyers just changed their minds. It happens! This is common in Real Estate, as buying a home is a big decision, and periodically, buyers reevaluate their needs or circumstances. Additionally, a quarter of the contracts fell through due to financing issues, another aspect outside of my control. This highlights the unpredictable nature of the beast in real estate.
I understand that each client's journey is unique, and whether it's a change in their personal decision or a financial hurdle, I am here to help and support them. My experience this year has reinforced my dedication to helping clients navigate the complexities of buying a home, ensuring they feel confident and informed every step of the way. While 57.02% of the accepted contracts did not close, this statistic reflects the often unpredictable nature of real estate transactions.
Working with 134 clients over the year, I have gained a deep understanding of diverse needs, ensuring personalized and effective service for each buyer. The closure of 58.68% of accepted contracts illustrates my ability to secure deals and see them through to completion. This is a crucial aspect for buyers, as it demonstrates a commitment to guiding them from the initial offer to the closing table.
